Many of my clients have dubbed me "Lady of the Land"  because of my expertise and success with acreage and ranch type properties.  It is extremely important in land transactions that you are represented by a Realtor with the knowledge and experience to represent your best interests and to make sure "all of the i's are dotted and the t's are crossed.

When buying or selling land, you need an agent that is familiar with dealing in land tracts and homes on acreage.  Most large land tracts are on well and septic which can be a good thing because it keeps water bills and electric bills down.  But you need to be sure and have them both inspected before you close on your home.  It is important as well that you have a water test to make sure the water is not contaminated.  It is a simple process and also simple to clean the water up with a cup of clorox being put in the well, sitting for 24 hours and then flushing out the system before you drink the water.  Please call me if you have questions and I will email or fax you the requirements.

New houses that have been built in the last few years most likely have the aerobic septic system.  State law does require that people have a maintenance contract on these systems. 

There are also acreage requirements for which you can claim agriculture exemptions.  I can also send you a list of the requirements.  Most of them require for you to have at least 10 acres.
